New Township/ Housing Projects: 05
01. Purbachal New Town at Yousufgonj and Rupgonj
Purbachal New Town Project is situated at Rupgonj Thana of Narayangonj District and Kaligonj Thana of Gazipur District in between river Balu and Shitalakhya at a distance of 16 KM from zero point of Dhaka. The project implementation period is July, 1995 to June, 2012. The total area of the Project is 6150 acres which is divided into 30 sectors. Out of which development works are going on in 4500 acres (Narayangonj part).
The Township will be linked with 8(eight) lane wide express way from the Airport Road / Pragati Sarani crossing . The distance is only 6.8 km. There will be provision of about 26,000 residential plots of different sizes, 62,000 apartments with all necessary infrastructure and urban facilities. RAJUK intends to plan and develop the area as self-contained New Township with all modern facilities and opportunities .38.74% land used for Residential ,25.9% for Road ,6.41% for Administrative and Commercial ,3.2% for Institution and Industrial Park ,6.6% for urban Green and Open spaces , 7.1% for Lakes and canals ,2.5% for sports, 6% for Education, Health and Social Infrastructure.
Present Position of the Project:---------
(A) Site development: Site development works of sector 1, 2, 4, 11 to 14 & 17 have nearly been completed. For other sectors the site development works are progressing smoothly.
(B) Construction of Road: Road construction works in sector no 1 to 5, 11, 13, 14 & 17 have nearly been completed. For other sectors the road construction works are ongoing.
(C) Construction of Bridges: Construction of Bridges is in progress-7 No.s of Bridge construction works - ongoing and shall be completed by March/2011.
(D) Construction of 300'-0" wide 'purbachal Link Road':
- Road Embankment Construction work Progress is around 60%.
- Pavement works will be started by June/2012.
(E) Construction of Kuril Flyover: Construction work of Kuril Fly-over has been started .It is expected to be completed by April/2012.
(F) Utility services: Necessary actions are being taken for establishing of utility services viz Electricity, Gas, Water supply, Sewerage and Telecommunication etc . through the connection authority .
(G) Plot handing Over: The handing over of Plots in the sectors 1, 4, 5,11,12, 13, 14 (part) & 17 is expected to be started from November, 2010.
02. Uttara Residential Model Town (3rd phase)
It is an extension of the Uttara Model Town at the north-west of city . Under the project about 2150 acres land was acquired . Land development works mostly completed .About 10,000 residential plots .22,5512 apartments with all amenities and urban facilities were provided.
Uttara Residential Model Town (3rd Phase) Project" is situated at a distance about 20 km. from zero point of Dhaka City, Western side of Uttara Model Town (2nd Phase) Project, Northern side of Mirpur Cantonment and East side of Flood Protection Embankment through Mirpur-Ashulia.

(A) Site development: Site development works of sector 15 already completed. Works of Sector-16 & 18 almost completed and works of sector-17 is in progress.
(B) Road Construction: Road Construction works of sector-15 already started & progress is going on.Remaining road construction will be started within a short time.
(C) Bridge Construciton: Two bridges construction already started & progress is going on. Remaining bridge construction will be started soon.
(D) Utility services: The utility services such as Electricity, Gas & Water supply line will be installed as early as possible and other services will be completed within project period.
(E) Plot handing Over: The handing over of residential plots will be started from January 2010 & will be completed gradually at the earliest possible time.
03. Detailed Area Plan (DAP) Project-Dhaka
General Objective of DAP:-----
The general objectives of DAP are to implement the provisions of the DMDP Structure Plan (SP) and Urban Area Plan (UAP) policies and recommendations. The preparation of DAP is to be based on detailed surveys, studies and analysis of the study area. The DAP process are to be prepared and implemented through community participation to make the planning more people oriented.
Purpose of DAP
The provision of DAP is inherent in the Structure Plan with some specific purposes.
These are:-------
Provide basic infrastructure and services in the study are through systematic planning.
Create congenial environment to promote economic activities.
Improve drainage system of the area and protect flood flow from encroachment.
Create service centers to enable urban growth.
Background of the Project:----
The Detailed Area Plan (DAP) is third and last tier of Development Plan for Dhaka City i.e. Dhaka Metropolitan Development Plan (DMDP). It provides more detailed planning proposals for specific sub-areas compliant with the Structure Plan and the Urban Area Plan.
Objective of the Project
DAP aimed to implement the Structure Plan and the Urban Area Plan policies and recommendations. The specific objectives of DAP are:-----

Providing a program for Multi-sector Investment Plan
Providing control for private sector development and clarity and security of investment for inhabitants and investors
Providing guideline for development considering the opportunity and constraints

Preparation of master plan & Detailed Area Plan
The first Dacca city master plan for the planned development was prepared in 1950-60 on an area of 320 square miles (820 sq. km) considering plan period of 20 years. But after the independence in 1971 when Dacca was declared capital of Bangladesh, almost all the earlier assumptions of the plan were failed and the city largely started to grow spontaneously. Attempt was made to revise the plan several times but unfortunately it was not materialized.
The second master plan namely 'DHAKA' Metropolitan Development plan (DMDP) 1995-2015 was prepared in 1995 comprising 1528 sq. km (590 sq. mile)with a new approach and perspectives. The Structure Plan , Urban Area Plan and Detailed Area Plan (DAP) that incorporates the various urban strategies, policies and development programmers. It also provides planning, guideline techniques, planning rules and development control procedures.
In the light of DMDP, RAJUK has prepared Detailed Area plan (DAP) within its jurisdiction.
